PROJECT DESCRIPTION:
MHM provided architectural and interior design services for the renovation and adaptive reuse of the historic 612 S. Gay Street, the 1907 original Mechanic’s Bank and Trust Building, as an expansion of the iconic Tennessee Theatre. Designed to support the theatre’s growing operational, hospitality, and educational needs, the project creates a seamless connection between the historic theatre and a revitalized neighboring structure while enhancing the overall patron experience.

Connected directly to the Tennessee Theatre at the orchestra and balcony levels, the renovated building was thoughtfully designed to complement the theatre’s richly ornamented Moorish architecture through a contemporary architectural and interior design approach. The project carefully balances preservation and modernization, creating distinct yet cohesive experiences between the historic and newly renovated spaces.

The Gay Street level features a restored event venue and gathering space, The Cameo, anchored by a full-service bar inspired by the detailing of the building’s original bank vault. A private donor lounge and mezzanine bar overlook the venue space while connecting directly to the theatre’s orchestra-level foyer. On the second floor, new restrooms and concession areas provide expanded amenities and improved circulation for theatre patrons at the balcony level.

Upper-level renovations include a flexible rehearsal studio and education outreach space designed to support performances, programming, and community engagement. Additional administrative office space for the Tennessee Theatre staff occupies the fourth floor. On the top floor, a state-of-the-art recording studio, designed in collaboration with Steven Durr Designs in Nashville, will occupy the space of a former radio station. The design is inspired by the station’s early roots, with modern equipment, acoustic design, and refinement.

Throughout the design, careful attention was given to accessibility, patron amenities, and the preservation of the building’s historic plaster detailing, all while honoring the Tennessee Theatre’s richly articulated Moorish interiors. The renovation strengthens the theatre’s long-term functionality and extends its presence along S. Gay Street through thoughtfully integrated architecture and interior design. More importantly, this newly renovated 612 S. Gay Street Building broadens a beloved cultural landmark and welcomes future generations to experience concerts, theatre, community events, and shared moments that foster lasting memories and enrich the cultural life of Knoxville.
